What you'll do:
As a Business Development and Investment Manager – Property based in Jakarta, you will be at the heart of the company’s most significant real estate transactions. Your day-to-day responsibilities will see you collaborating with cross-functional teams to analyse potential deals from inception through execution. You will be instrumental in building robust financial models that underpin key investment decisions while ensuring all due diligence processes are meticulously coordinated. Your insights into market trends will help benchmark asset performance against industry standards. By preparing compelling presentations for senior management and external partners alike, you will play a crucial role in securing buy-in for new ventures. Your ability to interpret complex financial data will enable you to provide valuable recommendations on both new investments and optimisation strategies for existing assets. * Support end-to-end investment deal analysis and execution processes, including land acquisitions, joint ventures, and strategic partnerships within the property sector.
* Assist in evaluating various capital structures such as equity, debt, mezzanine financing, and prepare comprehensive recommendation papers for internal stakeholders.
* Coordinate due diligence activities by liaising with legal, tax, and technical consultants to ensure thorough risk assessment for each transaction.
* Build and maintain dynamic financial models—including IRR, NPV calculations, sensitivity analyses—for hospitality, residential, and mixed-use developments.
* Analyse financial statements, cash flow projections, and funding requirements to inform decision-making on new investments or optimisation of existing assets.
* Benchmark pricing strategies, profitability metrics, and yield performance against market comparables to identify areas for improvement or competitive advantage.
* Contribute to corporate-level financing strategies by supporting refinancing efforts, divestment planning, and debt structuring initiatives.
* Prepare detailed presentations for internal investment committees and board meetings to facilitate informed decision-making at the highest level.
* Monitor ongoing financial performance of existing assets while providing actionable input on value-add or optimisation initiatives.
* Assist in identifying new business opportunities across real estate and hospitality sectors by preparing investment decks, market snapshots, project teasers for partners, banks, and investors.

* Exceptional analytical abilities combined with strong organisational skills that allow you to manage multiple concurrent workstreams effectively.
* Excellent written and verbal communication skills in both Bahasa Indonesia and English enabling seamless interaction with local and international stakeholders.
* A meticulous attention to detail paired with a proactive approach ensures accuracy throughout all stages of investment analysis and reporting.
* Comprehensive understanding of the full real estate development lifecycle across various asset classes including hospitality properties.
* Commercial acumen that enables effective collaboration with both technical specialists (such as architects or engineers) and non-technical colleagues (such as marketing or sales).
* Demonstrated ability to work dependably within multidisciplinary teams while contributing positively towards shared objectives.
* Experience preparing investment materials such as decks or teasers for external parties including banks or investors is desirable.
